How It Works
From a floor plan to keys in the door
Buying a factory-built home is a short list of decisions taken in a sensible order. Here is the order we take them in, what happens at each step, and who does the work — because at Korte Homes the home and the ground it sits on are the same conversation.
Six Steps, In the Order They Happen
Taken out of order — the home first, the ground last — this gets expensive in ways nobody warns you about. Taken in order it is unremarkable, and most of it is us doing the work rather than you.
- 01
See the homes
94 floor plans to order and seven homes standing open on the lot. Walk the display models first if you can get here — a width and a length on a page are hard to feel, and twenty minutes inside a home answers more than an afternoon of scrolling does.
- 02
Tell us where it is going
Where the home is going decides the foundation, the site work and, in the end, how the home can be titled. It is the conversation worth having second, not last. We work across Williamson, Travis, Bastrop, Lee, Milam, Burnet and Bell counties — the delivery area shows how far that reaches. Bring a parcel number, an address, or nothing at all.
- 03
Get pre-approved
There are three lenders we work with, and all of them write on factory-built homes specifically: 21st Mortgage, Cascade Financial and Triad Financial Services. The application is theirs and so are the terms — nothing on this site takes a credit application or quotes a rate. Start on the financing page, because a pre-approval turns browsing into a shortlist.
- 04
Order the home
With the plan, the site and the lender lined up, the order goes to the plant. The home is built indoors with top-grade materials and no exposure to rain, wind or ice while it is going together, which is most of the argument for building a house this way.
- 05
Delivery and set
The home is delivered in sections and set on the foundation you chose. Which foundation that is depends on the ground and on how you want the home titled, which is why it comes up in the second conversation rather than on the day the truck arrives.
- 06
Skirting, decks and hookups
Water, power and waste connected. Skirting in the finish you picked. Steps and decks built to match the home rather than bolted on afterwards. That work is ours as well as the home, which keeps it to one crew and one number instead of three subcontractors and a gap in the middle.
What Is Not On the Sticker
A home price is the home. Between a bare lot and a house you can move into there is a pad, a foundation, a septic system in most of this radius, utility runs, skirting and something to walk up. All of it is work we do ourselves.
Central Texas sits on expansive clay in places, which moves with the season. It is the reason the pad and the pier design get quoted after somebody has looked at the ground, not before.
So there is no rate card on this page and none on the next one. Tell us where the land is, somebody comes and stands on it, and the number arrives after that rather than before.
Foundation
Pier and beam foundation · Crawl space · Slab foundation · Base foundation
How the home meets the ground decides what it can be financed as, so this is the first conversation, not the last.
Land preparation
Clearing, grading and the pad, quoted after somebody has stood on the ground rather than before.
Septic
Design, permitting and install where there is no sewer to tie into — which is most of the delivery radius.
Utility hookups
Water, power and waste run to the home and connected.
Skirting
Concrete Hardi panel · Corrugated metal · Vinyl · OSB smart panel
The part everyone sees and nobody quotes properly. Four finishes to pick from.
Decks
Steps, landings and porches built to match the home rather than bolted on afterwards.
Where to Go From Here
Come and Walk One
There is no pressure attached to a visit and never has been. Bring a parcel number, a plan number, or neither — we will start wherever you are, and we will tell you what the ground needs before we tell you what the home costs.
