Why We Look at the Ground First
Central Texas sits on expansive clay in places, which moves with the season. It is the reason the pad and the pier design get quoted after somebody has looked at the ground, not before.
Two lots a mile apart can want different piers, a different pad and a different septic design, and the difference does not show up on a plan. So the foundation and the site work are priced for your ground, not off a list — and the answer arrives after the visit rather than before it.
